Tenant Screening Criteria

Our criteria for screening potential tenants is below. Please review this list in advance of submitting your application and fee, to make sure that you meet these criteria. Thank you!

A COMPLETE APPLICATION
One for each person 18 years of age or older. Application fee: $30.00.

RENTAL HISTORY
It is the applicant’s responsibility to provide us information to contact past landlords.

INCOME
Your gross monthly income must be at least three times the amount of your monthly rent. Income must have at least a three month minimum verifiable history to be factored in. Income must be verifiable through pay stubs, employer contract or tax records.

CREDIT REQUIREMENTS
Good credit is required to be considered for tenancy. Recent bankruptcies, foreclosures and short sales processed will require a higher down payment for the applicant.

AVAILABILITY
You must be willing and able to pay the deposit and rent according to your lease terms immediately after the application has been approved and the unit is ready for occupancy.

IDENTIFICATION
You must provide two pieces of identification. We need a photo ID and either social security card or non-resident alien card. Present with completed application.

APPLICATION PROCESSING TIME
We will require 3-5 full business days to process an application.

ACCEPTANCE
We will accept and approve the first qualified applicant.

RIGHT TO DISPUTE
You have the right to dispute the accuracy of any information provided to the Owner/Agent by the screening service or credit reporting.

NO SMOKING
Tobacco or any substance

PETS
Animals are permitted, maximum of 2 and $25/month per pet. Certain breed restrictions. Tenant fully responsible for any damage. Pets must be spayed/neutered and current on their vaccines. We must view pets before approving.
